What are the Spruce Up Wyoming Programs?

Developed in 2002, the Spruce Up Wyoming Programs address the availability of decent affordable housing across Wyoming. The programs focus on existing homes in below-average condition. These programs provide financing for purchase and rehabilitation of these sub-standard houses.

Spruce Up Wyoming I (click to view handout)

The Spruce Up Wyoming I Program is for the purchase and rehabilitation of an existing home by first-time homebuyers. The interest rate is set slightly below the current rate for the WCDA Single Family Program. In order to be eligible for a Spruce Up Wyoming I mortgage, you must: 

  • Be a first-time homebuyer.
  • Meet the income and purchase price limits.
  • Have a need for at least $5,000 in essential repairs.

Spruce Up Wyoming II

The Spruce Up Wyoming II Program allows more options for the homebuyer. You have one of three ways of utilizing Spruce Up Wyoming II Program funds:

  1. Home purchase and rehabilitation, or
  2. Home refinance and rehabilitation (you must have owned the home for at least one year prior to the date of loan application), or
  3. Be the first purchaser of the home after a third party has completed the rehabilitation in accordance with program requirements.

To be eligible for a Spruce Up Wyoming II mortgage, you must:

  • Not exceed the acquisition cost limit.
  • Must qualify under the Spruce Up II Income Limits.
  • Meet or exceed the minimum rehabilitation requirement.
  • Prove the five major systems (roof, foundation, electrical, plumbing, and heating) are in safe operating condition OR are being addressed in the rehabilitation.
